Terms of Service

Who we are
BnBoost is operated as a sole proprietorship based in Belgium. Contact for any question relating to these terms: hello@bnboost.app.
What BnBoost does
BnBoost analyses publicly available data about an Airbnb listing and produces a scored report with recommendations. The free tier returns a single score and one high-impact action. The paid audit returns a full report covering pricing, copy, photos, reviews, competition, and algorithm signals, plus copy-paste rewrites.
What we do not promise
BnBoost surfaces patterns and offers recommendations based on public data and current best practice. We do not guarantee that following our recommendations will improve your bookings, your revenue, your search ranking on Airbnb, or any other commercial outcome. Real-world results depend on factors outside our control, including market conditions, listing quality, host response time, and changes Airbnb makes to its own algorithm.
Pricing and payment
The free score is offered without obligation, subject to fair-use rate limits. The full audit is sold at the price displayed in the checkout flow at the time of purchase. Payment is processed by Stripe, and a receipt is emailed to you on completion. Belgian VAT rules apply.
Right of withdrawal (EU consumers)
As a consumer residing in the European Union, you are in principle entitled to a fourteen-day withdrawal period from the conclusion of the contract, pursuant to Directive 2011/83/EU and the Belgian Code of Economic Law (Book VI, Title 3).
BnBoost provides a digital service performed immediately after payment: your audit starts within minutes of the Stripe transaction and the report is generated and delivered as soon as it is produced. By confirming your purchase, you explicitly request immediate performance of the service and acknowledge that you lose your right of withdrawal once the audit has begun to be performed, in accordance with Article VI.53 of the Belgian Code of Economic Law (exception applicable to digital content and services supplied while performance is in progress).
For business users (B2B with a valid VAT number provided at checkout), the right of withdrawal does not apply, as consumer protection is reserved for purchases made for non-professional purposes.
Refund policy
If a paid audit could not be delivered due to a technical error on our side (worker failure, scraper timeout, scoring pipeline outage), contact us within thirty days at hello@bnboost.app. We will either re-run the audit at no extra cost or refund the purchase in full within fourteen days via Stripe.
Refunds are not granted when the score, recommendations, or outcome did not match what you expected: the report is delivered as described and is the product itself. See also the Right of withdrawal section above for cases where performance has not yet begun.
To request a refund, email hello@bnboost.app with the subject 'Refund request' and include your audit identifier (provided in the report delivery email). We reply within five business days and process approved refunds within fourteen days via the original payment method.
Acceptable use
You agree to use BnBoost only on listings you own or are authorized to audit on behalf of the host. You agree not to attempt to bypass our rate limits, scrape our site, reverse-engineer the scoring model, or redistribute paid audit content without permission. Violations may result in account suspension without refund.
Data sources and accuracy
Our reports rely on data we collect from publicly accessible Airbnb pages at the moment you request the audit. Listings change, calendars update, prices move, and Airbnb itself sometimes hides fields. The audit is therefore a snapshot in time and should be treated as such. We do our best to label any field that we estimate rather than measure directly.
Scope of scraping
BnBoost only analyzes a listing when the person submitting it confirms being the host of that listing, or acting with the host's permission. The checkbox on our score form captures that confirmation and we store the timestamp and IP address alongside the audit record so we can prove consent if a dispute arises. If you submit a listing you do not host without permission, you are responsible for that action.
To calibrate your score, we also fetch a small set of nearby comparable listings from public Airbnb search results. For those comparables, we do not store host identifiers such as name, profile image, or account id. We only keep market signals (price, rating, review count, superhost flag, response rate) needed for comparison. Comparable data is scoped to the audit that required it and is never shared or resold.
If you want any data we hold about you or your listing removed, use our data removal request form. We respond within thirty days as required by GDPR Article 17.
Liability
To the extent permitted by Belgian and EU law, BnBoost is not liable for indirect, incidental, or consequential damages arising from the use of our audits. Our total liability for any claim related to a paid audit is capped at the amount you paid for that audit.
Changes to these terms
We may update these terms when our service evolves. The current version is always posted at this URL with the effective date. Continued use after a change constitutes acceptance of the new terms.
Governing law
These terms are governed by Belgian law. Any dispute that cannot be resolved informally is subject to the exclusive jurisdiction of the courts of Belgium.
